23 new homes proposed for West 41st Avenue development in Vancouver
A modest development of 23 new homes – made possible by the municipal government’s Cambie Corridor Plan – has been proposed for a site on West 41st Avenue, just two blocks east of Oakridge Centre.

GUD Group has submitted a rezoning application for 187-195 West 41st Avenue — the northeast corner of West 41st Avenue and Columbia Street.
The proposal for a new 41-ft-tall, four-storey building entails 23 strata homes, with a unit mix of eight one-bedroom units, 13 two-bedroom units, and two three- or four- bedroom units.
Two underground levels will accommodate 26 vehicle parking stalls.
Altogether, the project creates 19,530 sq. ft. of new floor area on a lot size of 10,800 sq. ft., giving it a floor space ratio density of 1.8 times the size of the property.
Green building designs, under the Vancouver Green Building Policy for Rezoning, are proposed for the project, including passivehaus-level glazing and hot water heating, superior insulation, and on-site rainwater management.
