A major new project with a luxury hotel being eyed for downtown Calgary

A large portion of under-utilized downtown Calgary office space could get a second life under a new proposal to transform it into a luxury mixed-use destination.
Precedent Developments is looking to redevelop roughly 230,000 sq. ft. of office space into a project featuring purpose-built rental housing, hotel rooms, commercial space, food-and-beverage offerings, wellness facilities, and private amenities.
According to its website, “The project is intended to combine housing, hospitality, public-facing uses, and private amenity spaces rather than simply swapping office floors for apartments.”Â
Instead of a typical office-to-residential conversion, the project is being pitched as a hospitality-focused redevelopment that would bring more life and activity into Calgary’s downtown core.Â

The residential portion is expected to target professionals, downsizers, and those who value quality, location, privacy, and flexibility. It will offer larger-format rental homes, high-quality designs, and access to amenities. Residents will also have access to optional services such as dining, housekeeping-style support, laundry, mobility, and concierge coordination.
The hotel is set to be intimate and highly serviced, with a luxury design, lively atmosphere, and dining and lounge spaces, including a top-floor restaurant concept that will support private events as well as resident entertaining.Â

The project is also being designed with longer-term flexibility in mind, including accessibility and adaptability features that could support a future transition into seniors housing or assisted-living uses.Â
