New downtown Vancouver office tower for Apple and Deloitte on the rise (PHOTOS)

The new 301-ft-tall, 24-storey office tower at the southwest corner of the intersection of West Georgia Street and Homer Street is now quickly gaining height.

Construction of Deloitte Summit, the name of the building at 400 West Georgia Street, has progressed to the point where the tower’s steel cubes are starting to take shape.

Designed by Tokyo-based OSO and Vancouver-based Merrick Architecture, and developed by Westbank, the tower’s form is composed of a system of four-storey cubes stacked around a central concrete core, which contains the elevator shafts and emergency staircase.

The building’s exterior will be clad with glass as well as lush greenery. A significant outdoor amenity space with ample landscaping is also planned for the rooftop.

And the resulting shape of these floor plates create open yet compartmentalized office spaces suitable for larger tech companies.

Altogether there will be 370,000 sq. ft. of total floor area, with Deloitte occupying 117,000 sq. ft., Spaces co-working taking 120,000, Apple taking 60,000 sq. ft., and Boston-based Northeastern University taking much of the remaining space.

Deloitte’s Vancouver offices were previously located at Bentall Centre. They are currently occupying Spaces’ 70,000-sq-ft co-working office in the Old Tom Lee Building at 919 Granville Street, until the new permanent office space is ready for their tenancy.

The tower is expected to reach completion by early 2021.

Just across the street, Quadreal Property Group’s The Post — the redevelopment of the city block-sized old Canada Post building — is also making progress. The industrial building has been gutted, and is now in the process of being turned into 1.13 million sq. ft. of office space exclusively for Amazon and 185,000 sq. ft. of retail and restaurant space, including a flagship 50,000-sq-ft Loblaws City Market grocery store.

Also located nearby is 402 Dunsmuir Street — a new nine-storey, 152,000-sq-ft office building that will house 1,000 Amazon employees. It is expected to reach completion early this year.
