14-storey office tower coming to Coquitlam City Centre

A 14-storey office tower is slated for a Coquitlam City Centre site roughly at the mid-point of SkyTrain’s Lincoln Station and Lafarge Lake-Douglas Station.

Cressey Development has submitted a development application for the parcel at 2992 Glen Drive to fulfill the commercial space requirement of its Metropolitan towers complex.

The proposal, designed by Rositch Hemphill Architects, would amount to a significant expansion of the previously approved office tower for the site at 127 ft with nine storeys and a total floor area of 52,671 sq. ft. Instead, the application calls for five additional floors to bring the height to 211 ft and a total floor area of about 78,000 sq. ft.

This will be a strata office building, and tenants will have access to 6,600 sq. ft. of outdoor amenity space, including a 4,900 sq. ft. lounge space on the fourth floor podium deck, and a 1,700 sq. ft. lounge space with BBQ bar and outdoor dining tables on the tower rooftop.

There is enough workspace for about 300 office employees.

On the ground level, retail and restaurant space will reach 3,551 sq. ft.

Five parking levels — two underground and three above ground — will contain a total of 145 vehicle stalls. The site is about a five-minute walk from both SkyTrain stations in the area.

This is the fourth and final phase of the Metropolitan redevelopment, which already entails three constructed mixed-use buildings that are mainly residential.

The first three buildings contain a combined total of about 19,000 sq. ft. of retail and restaurant space to activate their street frontages. An additional 51,328 sq. ft. of commercial space is needed to meet the minimum employment floor area requirement of the area. The expanded plans for the office tower exceed this requirement.

The project is expected to be approved by city council, and construction is slated to reach completion by Spring 2023.

With the expanded office tower, the total floor area of the Metropolitan will grow to 721,543 sq. ft. for a floor area ratio density of 5.13 times the size of the overall site. The completed residential component has a total of 682 homes.
