17-storey tower with 131 rental homes proposed for West Vancouver

A rezoning application has been submitted to the municipal government to turn a 1.9-acre vacant infill site at 1552 Esquimalt Avenue — the southwest corner of the intersection of 15 Street and Esquimalt Avenue — into a 170-ft-tall, 17-storey tower with 131 rental apartments.
This new additional tower — designed by Buttjes Architecture — will effectively expand the 1970-built, 21-storey Ambleside Towers complex, increasing its number of rental units from 185 to 316.
The unit mix in the new tower is 16 studio units, 60 one-bedroom units, 54 two-bedroom units, and one three-bedroom unit.
Parking will be increased from 183 to 208 vehicle stalls within the underground parkade.
Overall, the development calls for 100,200-sq-ft of new floor area, which would increase the property’s floor area ratio — including the existing tower — to 246,545-sq-ft, giving it a floor area ratio density of 2.99 times the size of the lot.
