Large new condo tower proposed for vacant land near downtown Edmonton
A new 20-storey condo tower could be coming to a vacant parcel of land near downtown Edmonton, providing sweeping views of the North Saskatchewan River valley.
Leston Holdings says it has acquired the property located at 12515 Jasper Ave., near the end of 124 Street, and is exploring plans for a new residential development currently called 124 St Lands.
The site sits along the top of the river valley, steps from 124 Street and within walking distance of downtown shops, restaurants and other amenities in one of Canada’s coolest neighbourhoods.
But don’t expect to see shovels in the ground anytime soon.
The property is currently going through the rezoning process, with the City of Edmonton reviewing an application submitted by Green Space Alliance.

Right now, the land is zoned as a Direct Control Zone, and it would need to be changed to a Large Scale Residential Zone to allow for the development. In addition, the new zoning would keep part of the site protected as river valley land.

If approved, the proposed zoning would allow for a building of up to 65 metres tall, with a maximum floor plate of 850 square metres. It would also allow for some community and commercial uses.
The site is also identified as being within the 124 Street Primary Corridor in Edmonton’s Central District Plan.

For now, the project is still in the early stages, and rezoning is only the first step before any potential development moves forward.
Leston Holdings says it plans to share more details about 124 St Lands as its plans progress.
