Three nearby areas with lower detached home prices than in Edmonton

If you’re looking to buy a home in Edmonton, a new report has revealed that there are some nearby spots where the average sale price of a detached home is lower than in YEG.
The Realtors Association of Edmonton (RAE) says in its monthly market statistics for June 2025 that detached homes remain in demand in the Greater Edmonton Region (GER), selling 2.6 per cent more units than the same month last year. Prices continue to trend 6.4 per cent higher year-over-year despite a monthly dip of one per cent.
New listings were 16.3 per cent higher compared to June 2024, helping ease tight conditions. While new listings slowed during June, detached properties stayed on the market an average of two days longer than the previous month.
In the City of Edmonton itself, the average sale price of a detached home year-to-date (YTD) landed at $565,496, with some areas in the city that are much lower to consider.
If that price is out of reach for you, there are three areas in the Edmonton region that still have an average sale price below what the average is in YEG.
The RAE says the average sale prices of detached homes year-to-date in the following municipalities near Edmonton are as follows:
- Leduc 2025 average detached sale price YTD: $506,466
- Fort Saskatchewan 2025 average detached sale price YTD: $536,016
- Spruce Grove 2025 average detached sale price YTD: $545,846
- Sherwood Park 2025 average detached sale price YTD: $576,321
- St. Albert 2025 average detached sale price YTD: $618,501
“June’s market remained steady overall, with year-over-year gains in sales and listings. However, we’re starting to see signs of a slowdown in some categories — particularly semi-detached and row/townhomes, where sales dipped and time on market increased,” said Darlene Reid, 2024 board chair for the RAE.
“That said, with inventory growing and strong listing activity, the Greater Edmonton Area continues to offer opportunity for both buyers and sellers as we head into the second half of the year.”
The GER comprises Edmonton and municipalities in four surrounding counties, per the RAE.
