New residential project with retail space coming to northwest Calgary

A new condo development is taking shape along a busy Calgary street, with a building permit now issued for the project.
The new development, located on 16th Avenue NW, is called The Sydney on 16th and is set to bring 105 residential units to the area, along with retail space and dedicated underground parking.
According to Alberta Major Projects, the project is currently listed as under construction, with a building permit for the new six-storey development issued by the City of Calgary on Aug. 14, 2026.
The project has an estimated construction cost of $22.6 million and is expected to be completed by 2028.

According to the project’s development permit, it will be located at 1621 3rd St. NW along 16th Avenue NW and will include 2,500 sq. metres of retail space. The new development will add both residential and commercial space to the area, with renderings showing a Shoppers Drug Mart on the lower level.
Morrison Homes is listed as the developer of The Sydney on 16th, while NORR Architects is the architect listed behind the project.
There are few details about the individual units and amenities coming to the development; however, its website says retail space will be available at the project, with occupancy expected in 2028.
The Sydney on 16th is just one of many residential projects in the works for Calgary. Construction on Saddle Ridge Crossing, which is expected to bring over 200,000 sq. ft. of retail space to northeast Calgary, is under way. Two new neighbourhoods are also in the works for east Calgary.
