A new 24-storey tower is officially coming to downtown Calgary

Building permits have officially been issued for a brand new 24-storey residential tower in downtown Calgary.
The new building, located at 1405 4th St. SW in the Beltline district, will feature approximately 219 residential units, all of which will be professionally managed rental homes, as well as nearly 6,000 sq. ft. of pedestrian-oriented retail space on the ground level that will accommodate up to five commercial spaces.

A groundbreaking ceremony was held in June 2025, with former mayor Jyoti Gondek in attendance, but building permits were not issued by the City of Calgary until December 2025. With permits approved, construction is expected to begin immediately, with developers targeting completion in 36 months. Occupancy expected is for mid-2028.
The new development comes from GWL Realty Advisors (GWLRA), on behalf of their client, The Canada Life Assurance Company. According to GWLRA, the project supports its vision of creating boutique, hospitality-inspired rental communities in exceptional locations.
“With its prime location, premium amenities, and our long-term approach to investing, we are excited to play an active role in shaping Calgary’s future and contribute to establishing the Beltline as a premier residential neighbourhood,” said Glenn Way, the president of GWLRA, in a release.
Once complete, the tower will feature a range of amenities designed to maximize livability, including a fitness centre, social lounge, co-working spaces, rooftop dining and pet-friendly facilities, such as a dog run and pet wash.
GWLRA has been working towards addressing the housing shortage in many major Canadian cities. Since 2020, they have added over 1,500 residential units to key markets.
The company currently manages a national development pipeline that includes thousands of additional rental homes in various stages of planning and construction across Canada.
