Only one area in Calgary has detached house prices under $600,000

The Calgary Real Estate Board (CREB) released its 2026 forecast report, and it revealed that only one area in the city saw detached house prices below $600,000.   

In 2025, Calgary recorded 11,328 detached home sales, an almost nine per cent decrease compared to 2024. During the same period, new listings climbed by 13.84 per cent, to 19,621, pushing the city’s sales-to-new-listings down to 57.7 per cent, an over 20 per cent drop year-over-year

The shift reflects a market that is no longer favoured toward sellers, giving buyers more options and time to make decisions. 

The CREB says that those conditions helped slow the pace of price growth across the detached market. While prices trended downwards later in the year, the decline wasn’t enough to offset earlier gains, leaving 2025’s annual prices slightly higher than 2024. 

Most of the price adjustments seen in Calgary occurred in the northeast, north, and east districts, which were the only districts to see a decline in year-over-year benchmark home prices. East Calgary was the only area to see prices below $600,000, coming in with a benchmark price of $513,450.

Northeast Calgary came in with a benchmark price of $600,458, followed by North Calgary with a benchmark price of $672,483.

According to the CREB, the competition from new home construction in those areas has drawn some buyers away from resale properties, increasing supply and easing upward price pressure.

The city centre saw the largest increase in year-over-year benchmark prices, and was the only district to see a gain of three per cent or more. It is currently sitting at $971,242.

Looking ahead, the CREB expects detached home sales in Calgary to remain at similar levels in 2026 as the local economy adjusts to slower migration and job growth. Supply choices in all aspects of the market are forecast to remain on the higher end of balanced, limiting the potential for any significant changes in detached home prices this year.
