A huge new 153-acre community is in the works for east Calgary | Daily Hive

A new master-planned community is in the works in east Calgary following a 153-acre land deal near the residential neighbourhood of Belvedere.

The 153-acre site will be developed into a mixed residential community featuring single-family homes, semi-detached homes, and townhomes.

The new community, which hasn’t been named yet, is located between 17th Avenue SE, the Trans-Canada Highway, and the City of Chestermere. Ontario-based Mattamy Homes closed the deal for the land on June 1, 2026, and will develop the project.

“Belvedere represents an exciting next chapter for Mattamy in Alberta,” said Collin Campbell, president of Mattamy’s Alberta Division, in a release.

Nearby amenities include the East Hills Shopping Centre, with access to retail and dining options, as well as major roadways, including Stoney Trail, the Trans-Canada Highway, and Memorial Drive, once the extension is complete.

The community itself will also feature more than 13 acres of parks, trails, a storm pond, and open space.

Grading and servicing are anticipated to begin in 2028, with the first residents expected to move in early 2030. The full buildout is projected over roughly seven years.

“We are pleased to secure a site that allows for a complete and diverse community, and we look forward to advancing planning and development in the coming years,” said Joe Case, the vice president of land development.

Mattamy Homes has another project in the works near Calgary. Earlier this year, they announced a partnership with Truman to develop a 25-acre neighbourhood in Chestermere, which will see nearly 2,000 homes built.
