'Breathtaking' West Vancouver home sold for less than 2014 purchase price

A luxurious West Vancouver home sold for significantly less than its assessed value and the price it was sold for 11 years ago.

1460 Chartwell Dr., a six-bedroom and seven-bathroom single-family home, recently sold for $6 million, despite being listed for $7,980,000. That’s less than the purchase price from 2014, when it sold for $ 6.35 million.

That’s also significantly less than the most recent assessed value of the home, which is $8,081,000.

According to the listing on Zealty, the contemporary and “breathtaking” home was designed by world-renowned architect James Cheng, who might be better known for designing Vancouver’s tallest tower, formerly known as the Shangri-La.

The listing states that the property offers “unparalleled luxury with spectacular panoramic views” of Vancouver, the Lions Gate Bridge, and the ocean.

The design touches include “premium limestone” along with the glass exterior and a “distinctive curved zinc roof.”

While the home was built in 2002, some of those fresh touches were added this year, including a radiant heating upgrade worth approximately $45,000.

Other upgrades include a refreshed garage.

The upgrades might be one of the reasons that BC Assessment values the buildings on the property ($4,128,000) higher than the land ($3,953,000).

The listing states that the home features a gourmet kitchen, an insulated media room, a luxurious primary suite with five en-suite bedrooms, two of which have spacious decks, a recreation room, a serene central courtyard, and “commercial-grade construction.”

The home also features limestone flooring throughout.

Before the sale, the home had been on the market for 138 days, significantly longer than the average time a home spends on the market.

After the 2014 sale, the home was listed five times, which includes the recent listing that found a buyer. In 2016, the first listing after the 2014 sale, the home was listed for $14,880,000 before that listing expired two years later. It wasn’t listed again until 2021 at a significantly reduced price ($8,750,000) compared to the 2016 sale.

The home also garnered some attention on social media.
