A stunning waterfront penthouse in the Coal Harbour area of Vancouver was recently listed for $35,900,000, a huge drop compared to a previous listing for the property.

Daily Hive Urbanized covered a listing for PH3101 located at 277 Thurlow St. at Three Harbour Green back in March 2022, when it was listed for $49 million, meaning around $13 million has been shaved off the 2022 listing.

The current $36 million price tag also puts it well above the current assessed value of $23,203,000.

According to the Zealty listing, Rennie & Associates Realty is the agent for the property, which features four bedrooms, five bathrooms, and over 11,000 sq. ft. of “seamless” indoor and outdoor living.

The penthouse is 14 years old, and the listing suggests it has been redesigned by House of Bohn. It adds that the home “exudes quiet luxury,” emphasized by the 20′ ceilings that frame unobstructed vistas of the Burrard Inlet, North Shore and “cotton candy sunsets.”

According to sales data on Zealty, over the past 12 months, 21 properties have sold for $10 million or more.
