West Vancouver home sees big price drop, still listed for $11M over assessed

A West Vancouver home that was first listed for sale last April has seen some significant price reductions.
According to Zealty, 835 Farmleigh Rd., which Daily Hive Urbanized reported on last year, was re-listed earlier this month for $18,880,000. Previously, the home was listed for $21,880,000 last September. Before that, the luxury mansion was listed for $24,880,000.
Luxmore Realty has handled all the listings thus far.
According to BC Assessment, as of July 1, 2025, the home is assessed at $7,656,000, with the land being worth $4,152,000 on its own.
What the listing calls a world-class luxury residence features six bedrooms and ten bathrooms with 13,003 sq. ft. of total living space and 0.65 acres of land.
“Built by Homes by Valentino, generously apply Italian cabinets and wall panelling, sophisticated elegance and grandeur with contemporary design and beautiful landscape,” the listing boasts.
Other features include entertainment-sized family and dining rooms, a gourmet kitchen, and a “generous” wok kitchen.
Some of the more extravagant features include an enclosed indoor pool, a turbo spa and a gazebo in the backyard. There are also water fountains, an elevator, a smart home system and a heated driveway.
The pool features a cosmic-inspired ceiling.

According to MLS pricing history listed on Zealty, the previous property was sold in 2012 for $3,880,000.
This home is technically classified as an ultra-luxury property. Sotheby’s International Realty Canada defines an ultra-luxury home as one that starts at the $10 million price point.
Ultra-luxury property sales experienced a significant slowdown in 2025, and it remains to be seen how the market might shift in 2026.
While 2026 is young, no homes in that category have been sold in Vancouver so far this year.
