Vancouver mansion with unique features dips below $10M after four failed listings

A bougie West Vancouver mansion that has been listed five times since 2022 has just dipped below its potential ultra-luxury sale value.
Daily Hive Urbanized previously reported on 8483 Wiltshire St. this summer, when the mansion had a price drop from $11,950,000 to $10,788,000.
That listing was cancelled this October, and it stayed off the market until last week, when it was relisted for $9,999,890. The mansion is only four years old, and the previous property was sold in 2017 for $3,950,000.

The current asking price puts it even further below the most recent assessed value, which, according to BC Assessment, is $10,374,000. Over $6 million of that total amount is attributed to the land value, which is 0.32 acres in size, or 13,934 sq. ft.

Located near Marpole and South Granville, the glitzy mansion features some pretty unique and luxurious selling features like an infrared sauna and marble tiling. There are a whopping nine bedrooms and 12 bathrooms in this Vancouver home, according to Zealty.

Ultra-luxury homes are generally priced or valued at $10 million or higher. The region has seen a bit of a rebound in home sales valued at that level. Earlier this year, Sotheby’s International Realty Canada had reported that the ultra-luxury market was a bit stagnant.
Over the past 90 days, 10 properties have sold for $10 million or higher, including the Vancouver sky pool penthouse on Alberni Street.
