Glitzy Vancouver mansion with rooftop putting green sees price drop

An ultra-luxury Vancouver mansion with its very own rooftop putting green hasn’t been able to attract a buyer since it was first listed in 2018, prompting several price changes and drops.

The mansion at 8483 Wiltshire St. was first listed back in 2018, and since then, the price has fluctuated over several listings.

The property was last sold in 2017 for $3,950,000, but that was a different home altogether. The mansion that currently stands at the address was built in 2021. In June 2022, when the house was assessed at $6,737,000, it was listed at an asking price of $11,950,000. That listing was terminated in October 2022.

The following year, in April 2023, it was listed for the same price, before it dropped to $11,499,000. However, that listing was also terminated. The most recent listing went up this May with an asking price of $11,388,000. It was then discounted on Aug. 1 to $10,788,000, the price it stands at today. That’s just a tad higher than the most recent assessed value of $10,374,000.

Royal Pacific Realty Corp has handled the property since 2018, and the home offers a lot to a potential buyer, ideally one with bougie tastes.

There are nine bedrooms and 12 bedrooms in the glitzy home located near the Marpole neighbourhood. It features over 8,000 sq. ft. of living space on a 13,934 sq. ft. lot.

The rooftop deck, which features a putting green with artificial grass, is over 1,300 sq. ft. on its own.

While we’ve seen putting greens in other Vancouver homes, other areas of this particular mansion offer features we’ve not seen before, like this well-equipped and soundproof music room.

The listing says that the basement features a “huge” rec room with a wet bar, an infrared sauna, a media and exercise room, and a legal rental suite with four bedrooms.

Interestingly, according to BC Assessment, the value of the building is way higher than the land value. That’s not a common reality, as land value is typically king in Vancouver.

BC Assessment says that the land value is $3,811,000, while the building is valued at $6,563,000.

This home technically classifies as an ultra-luxury property, as it’s currently listed for over $10 million. As we’ve reported earlier this year, that portion of the luxury housing market has been experiencing significant challenges.

Sotheby’s International Realty Canada told Daily Hive that the luxury market, particularly the ultra-luxury sector, has undergone some significant stagnation over the year.

This year alone, over 60 properties have been listed with an asking price of over $10 million. However, over the last 12 months, only eight properties listed for over $10 million have sold.

There was one property that recently bucked that trend.
