Marshalls now open at Robson and Granville corner in downtown Vancouver

Today, Marshalls officially opened its major store in downtown Vancouver at the northeast corner of the prominent intersection of Robson and Granville streets.

As previously reported by Daily Hive Urbanized last year, Marshalls has replaced Winners’ former location on the third floor of the retail building at 798 Granville Street — just above Best Buy. This is the same building that is visually distinct for its two large outdoor video advertising screens.

Both Marshalls and Winners are similar off-price clothing, apparel, and house goods retailers, owned and operated by the same parent company of TJX Companies.

Following Winners’ departure from the location in October 2024, an extensive overhaul and reconfiguration was performed on the 30,000 sq. ft. retail unit, introducing a bright and open contemporary design — accomplished by removing Winners’ previous drop ceiling, and removing the interior west wall that concealed the building’s Granville Street windows, effectively enabling ample natural daylight to flood the reconfigured store.

“We’re thrilled to open our new Marshalls location in downtown Vancouver,” said Erin O’Brien, the Brand Manager of Marshalls, Winners, and Homesense, in a statement.

“Our customers are savvy shoppers who appreciate stylish, high-quality items, and we’re excited to offer them amazing deals on the brands they love.”

This is Marshalls’ ninth location in British Columbia, and the fifth in the Lower Mainland. Other locations in the region are situated on Marine Drive in South Vancouver, Central at Garden City in Richmond, Tsawassen Mills, Langley Centre, and Highstreet Mall in Abbotsford.

In June 2024, TJX Companies announced its strategy to open 1,300 new locations of its various discount retail brands, increasing its global footprint by 25%. Within Canada, off-price and other discount retailers have been in an expansion mode, amid weakened consumer spending and sustained economic headwinds.

With Marshalls now open, downtown Vancouver has essentially doubled its footprint of TJX-owned discount retail stores that sell clothing and other apparel.

The prime retail space that was the longtime home of Winners experienced only a brief vacancy and is now expected to enhance foot traffic in the area.

In October 2024, Winners opened a new replacement and expanded store location just one block north at 600 Granville Street — within a two-storey, 40,000 sq. ft. space that was previously occupied by Steve Nash Fitness World, situated immediately next to SkyTrain’s Granville Station and the Hudson’s Bay’s building.

Of course, the opening of Marshalls follows this week’s start of the Hudson’s Bay store liquidation in downtown Vancouver, with the department store’s closure set before summer. This will leave a significant void in the city centre for an indefinite period.

Across the street from Marshalls, the former Nordstrom space remains vacant since its closure in June 2023. However, the municipal government recently approved a building permit that enables the store’s interior to be stripped down into a void condition, in preparation for a new mix of retailers. Cadillac Fairview, the owner of CF Pacific Centre, has yet to confirm the new retailers to fill the former Nordstrom space.

Immediately to the south is the 800-876 Granville Street development site.

Last week, Daily Hive Urbanized reported that Bonnis Properties has made a significant revision to its 800 Granville proposal, which now entails towers reaching up to 43 storeys and 39 storeys — containing 523 rental homes, a 100-room hotel, 15,000 sq. ft. of social housing, and ample retail and restaurant space, along with the full retention of the Commodore Ballroom and Commodore Bowling & Billiards. This replaces the previous bulky building design with office space as the primary use.
