Bosa Development acquires British Properties' mountainside parcel in West Vancouver

A notable land deal in West Vancouver’s Upper Lands has closed, setting the stage for new housing in the emerging Cypress Village community.

Vancouver-based Bosa Development has purchased a 2.14-acre residential site in the Uplands mixed-use neighbourhood from British Properties, the companies announced today.

The agreement represents a step in the long-term plan to transform the mountainside above Highway 1 (Upper Levels Highway) near the first end of Cypress Bowl Road into a mix of housing, commercial uses, and recreational spaces. Uplands will be a 55-acre community integrated into the slopes with views of the region.

Bosa Development will build 14 detached homes on the newly acquired land, each measuring between 2,850 and 3,240 sq. ft. Construction on these homes is expected to begin in Fall 2025. According to both companies, the homes will be designed to maximize the panoramic vistas and respond to the steep natural terrain.

British Properties president Geoff Croll said the partnership brings another respected builder into the unfolding Cypress Village community.

British Properties has shaped West Vancouver’s upslope neighbourhoods for nearly a century.

Its Cypress Village neighbourhood master plan — situated on the mountainside above Highway 1 (Upper Levels Highway) at the first end of Cypress Bowl Road — was approved by West Vancouver District Council in June 2024, which calls for a mix of low-rise and mid-rise buildings up to 25 storeys. Upon full completion, Cypress Village will have over 3,700 homes for about 7,000 residents, including about 230 single-family detached homes, 161 townhomes, 184 below-market rental apartment homes, 533 market rental apartment homes, and nearly 2,600 strata market ownership condominium homes.

Cypress Village includes a commercial hub with retail, restaurants, and services, as well as public benefits such as childcare facilities, a community centre, recreational facilities, green and open spaces, mountain bike trails, a fire hall, and space for a future elementary school. This will be a pedestrian-oriented neighbourhood, and British Properties will fund a privately operated public transit bus service between the commercial hub and Park Royal.

British Properties began early construction works on Cypress Village in April 2025, specifically with the critical infrastructure required for the new neighbourhood.
