11-storey hotel and condo building eyed for former Granville Street gas station site in Vancouver

A recently shuttered Petro-Canada gas station on Granville Street in Vancouver’s Marpole Village area is eyed for a sizeable mixed-use development.
A new rezoning application calls for the redevelopment of the site at 8072 Granville St. — situated next to the intersection of West 65th Avenue and Granville Street — into a 152-ft-tall, 11-storey building.

There would be 65 strata ownership condominium homes on the top four floors, plus a partial 12th level with shared indoor and outdoor amenity space for residents. The unit size mix is five studios, 30 one-bedroom units, five two-bedroom units, five two-bedroom units with a den, and 20 three-bedroom units.

Just below the residential floors, the building would contain 65 hotel guest rooms between the fourth and sixth levels and about 35,000 sq. ft. of office space within levels two and three.
And on the ground level, there would be nearly 9,000 sq. ft. of commercial retail/restaurant space to provide the retail village with active street uses.
“Situated within the Marpole community along the Granville Street, the site is a strong location for mixed-use development. Its mid-block location makes its an ideal opportunity to to further enhance urban context with access to major commercial destinations, public amenities, transit, and cycling routes, while nearby schools, parks, and recreation facilities support family living,” reads the application by JTA Development Consultants and architectural firm Musson Cattell Mackey Partnership.
“Overall, the proposal aims to deliver a vibrant, well-designed addition to the Marpole community by providing enhancing housing diversity, employment opportunities, and contributing to the continued growth and livability of the Marpole community.”

Three underground levels would 126 vehicle parking stalls — including 63 stalls for residents, six for residential visitors, and 57 for retail/office/hotel uses — and 155 secured bike parking spaces.
The total building floor area would reach 143,000 sq. ft., establishing a floor area ratio density of 6.1 — a floor area that is more than six times larger than the size of the 23,400 sq. ft. lot.
If realized, this project would be the single largest development in the retail village since 2015, when Westbank redeveloped the Safeway site into a high-density, mixed-use residential redevelopment with a new grocery store.
