26-storey Hilton hotel with rooftop restaurant and bar proposed next to Vancouver General Hospital

Significant non-residential uses are proposed for the prominent northwest corner of the intersection of Oak Street and West 12th Avenue, immediately west of the Vancouver General Hospital (VGH) campus.
A new rezoning application by Marquee Group and design firm B+H Architects seeks to redevelop 2777 Oak St. into a 308-ft.-tall, 26-storey tower consisting entirely of hotel uses.
Attached to the application is a letter of support from global hotel chain Hilton, which has expressed strong interest in being the property’s brand. Marquee Group also owns and operates other hotels in Canada, including properties under the Hilton brand.

Currently, the site is occupied by a three-storey building constructed in 1973 that is temporarily being used as a long-stay accommodation option for visitors and staff of the VGH campus. Its 30 strata residential units were previously converted for this interim use.

The proposed hotel tower would contain a total of 314 guest rooms, including 154 long-stay suites and 160 traditional short-stay rooms. The long-stay suites would be larger and offer additional in-suite amenities — specifically laundry equipment and a kitchenette — to better accommodate patients receiving treatment at VGH and the BC Cancer Centre, along with their families, as well as campus staff and visiting researchers and medical professionals.
The ground level would include a hotel restaurant, cafe, and lounge. The main hotel lobby and entrance would be located from the laneway, which would also accommodate a vehicle pick-up and drop-off area. Some meeting spaces would be located on the second level.
On the fifth level, guests would have access to shared amenities, including an outdoor swimming pool, hot tub, spa, and fitness centre.
A destination restaurant and bar would be located on a partial 26th-floor rooftop level, with the indoor space opening up to a north-facing outdoor patio.
Four levels of underground vehicle parking would be provided. The total building floor area would reach 227,000 sq. ft., resulting in a floor area ratio (FAR) of 12.1 — more than 12 times the size of the 18,751-sq.-ft. plot of land.

This major hotel proposal is driven not only by Vancouver’s growing shortage of hotel rooms, but also by increasing demand for long-term accommodations tied to the immense redevelopment and expansion of the entire VGH campus over the short-, medium-, and long-term, as well as its proximity to SkyTrain’s future Oak-VGH Station on the Millennium Line’s Broadway extension — approximately a seven-minute walk away from the development site.
This would be the fifth new hotel project in close proximity to both Oak-VGH Station and the VGH campus.
This close cluster to the northeast includes the approved 12-storey AC Hotel by Marriott at 901 West Broadway with 151 rooms; the proposed 16-storey hotel at 888 West 8th Ave. with 152 rooms; the proposed 16-storey hotel at 896 West 8th Ave. and 2412 Laurel St. with 183 rooms; and the recently approved revised Hilton Curio redevelopment of the former Park Inn & Suites by Radisson at 888 West Broadway. The latter has been downsized to 279 rooms and now includes 105 secured, purpose-built rental homes, replacing more than 100 previously planned hotel rooms.
Together, these five hotel projects near Oak-VGH Station would generate a combined total of 1,079 new guest rooms, with a significant share being long-stay suites tailored to VGH-related demand.

Recent proposals in the area have been catalyzed by the City of Vancouver’s Broadway Plan and policies aimed at encouraging more hotel development across the city.
Currently, the only major existing hotel in the immediate area is the 197-room Holiday Inn Vancouver-Centre Broadway.
Further west, near SkyTrain’s future South Granville Station on the Millennium Line extension, Concord Pacific is proposing to redevelop 1368-1398 West Broadway into a 35-storey, mixed-use tower featuring a 257-room hotel, residential units, and retail/restaurant space.
Additionally, at 1500-1588 West 3rd Ave., next to the south end of the Granville Street Bridge and close to Granville Island, there is a proposal for an 18-storey, 160-room hotel under the Wyndham Hotels & Resorts brand.
