72 rental homes proposed for corner of Knight Street and 28th Avenue

The Knight Street corridor in Vancouver’s Kensington-Cedar Cottage neighbourhood could see a new secured market rental housing complex.

Local developer Alliance Partners and GBL Architects have submitted a rezoning application for the land assembly at 4426-4464 Knight Street and 1406 East 28th Avenue — the southeast corner of the intersection of Knight Street and East 28th Avenue.

The consolidated lot is currently occupied by four single-family homes built between 1944 and 1983.

In August 2018, the developer acquired 4464 Knight Street for $1.64 million. The remaining three properties were all acquired on May 25, 2020, for $1.85 million (4438 Knight Street), $1.65 million (4426 Knight Street), and $2.86 million (1406 28th Avenue).

The proposal envisions a 66-ft-tall, six-storey building with 72 secured market rental homes, with a unit mix of 33 studios, 13 one-bedroom units, 18 two-bedroom units, and eight three-bedroom units.

Ten of these units will be double-height, live-work units on the ground level facing Knight Street.

Residents will have access to 943 sq. ft. of indoor amenity space that opens up to an outdoor patio facing the laneway.

Three different depths of cantilevered studio unit balconies along the three upper levels facing Knight Street are arranged in a randomized pattern.

“As the overall massing of the project is relatively simple, the balconies are meant to provide definition and texture across the Knight Street facade,” reads the design rationale.

“Each major volume is clad differently to break up the overall massing of the building. The balconies along Knight Street vary in depth to accentuate the sense of movement along the street and create variety along the most prominent elevation.”

A colourful mural is planned for a building wall on the north side, next to the main entrance.

Two underground levels accommodate 29 vehicle parking stalls and 161 bike parking spaces.

The total floor area is 55,100 sq. ft., providing the project with a floor space ratio density of 3.1 times the size of its 16,300-sq-ft lot.
