256 rental homes proposed for Maplewood in North Vancouver
An application has been submitted to the District of North Vancouver to build a new residential complex with a mix of housing tenures.
Darwin Properties is proposing to redevelop 331 Riverside Drive — the northwest corner of the intersection of Old Dollarton Road and Riverside Drive in the Maplewood area — into two six-storey buildings with a total of 340 homes.

This includes 256 secured market rental apartments and 84 ownership townhomes. The 133 units in the southernmost rental apartment building will be dedicated to seniors.
There will also be a 5,300-sq-ft childcare facility.
The redevelopment will replace Maplewood Garden Apartments, comprised of 1960s-built, two- and six-storey structures that contain 64 apartments.
Public realm improvements include an extension of Munster Avenue eastward through the property to reach Riverside Drive, and pedestrian-oriented routes across the property.
Overall, a total floor area of 294,000 sq. ft. will be generated, creating a floor space ratio density of 1.86 times the size of the 158,000-sq-ft site.
The developer acquired the complex in January 2019. It also owns several properties in the area, and has a partnership with the Tsleil-Waututh First Nation to develop a 45-acre site to the east into a high-density, mixed-use, innovation district with residential, commercial, and institutional uses. As the proposal has stalled with the municipal government, the First Nation is now looking to expand its reserve area onto the site to help push the project forward.
