204 homes and retail proposed next to SkyTrain's Moody Centre Station
A trio of six-storey mixed-use buildings are proposed for a vacant industrial site at 3015-3093 Murray Street, located next to Moody Centre Station for SkyTrain and West Coast Express, and near Rocky Point Park.
Mosaic Avenue Developments has submitted a rezoning application, designed by Michael Green Architecture, to the City of Port Moody to build a combined total of 204 homes at the site, with a unit mix of 102 one-bedroom units and 102 two-bedroom units.
Residents will have access to 3,200 sq ft of indoor amenity space, and 43,000 sq ft of outdoor amenity space, which takes advantage of the podium rooftop.

There will also be 18,000 sq ft of ground-level commercial space, which conceals 301 vehicle parking stalls and 324 bike parking spaces within a two-storey parkade podium abutting the CP railway to the south.
While the site is immediately east of the transit hub, it is currently a 15-minute walk to the station due to the railway acting as a barrier, with the Moody Street overpass being the quickest route — a 1.2-km-long walk.
The city staff report indicates a pedestrian overpass over the railway from the station could be constructed in the future, reducing the walking distance to about 200 to 300 metres.
