Office building with classical architecture proposed for Mount Pleasant

Another mixed-use office and light industrial building has been proposed for Vancouver’s Mount Pleasant district.

Local developer Formwerks Boutique Properties has submitted a development application to turn 234 West 3rd Avenue — the southwest corner of the intersection of West 3rd Avenue and Columbia Street — into a new four-storey building.

The proposal, designed by the firm’s in-house architects, calls for 18,355 sq. ft. of creative manufacturing space on the lower two levels and 36,761 sq. ft. of office space mainly on the upper two levels.

Tenants will have access to an outdoor amenity patio space on the green roof.

When it comes to design, Formwerks is known for its contemporary take on classical-style architecture, and its proposal for this commercial building is no different. As well, a metal trellis will be installed on the exterior of the building to allow for greenery to grow up.

There would be 55,115 sq. ft. of total floor area, creating a floor space ratio density of three times the size of the lot.

Two underground levels will contain 72 vehicle parking stalls.
