Bold office and light industrial building proposed for Mount Pleasant

New mixed-use office and industrial buildings within Vancouver’s Mount Pleasant district are increasingly upping the architectural standard for such developments, which have traditionally been closed-box structures in the area.

The lot is significant, encompassing 0.84 acres, including a ground-level parking lot and a vacant industrial building.

Designed by Taylor Kurtz Architecture & Design, the proposal calls for 109,490 sq. ft. of total floor area, including 36,497 sq. ft. of light industrial space on the ground level and 72,893 sq. ft. of office space within the upper levels.

There will be two significant outdoor rooftop patio amenity spaces for building tenants — one the lower industrial rooftop, and another on the upper roof surrounded by an expansive green roof. Covered patios are also a feature for all office levels, and strengthen the architectural form of the building.

Two underground levels of parking will be accessible from the laneway. The proposed floor space ratio density is three times the size of the lot.
