79 rental homes proposed for corner of Knight Street and 15th Avenue
A rezoning application by local developer Caulfield Rock and Stuart Howard Architects calls for the redevelopment of four single-family homes at the northeast corner of the intersection of Knight Street and East 15th Avenue.
The land assembly at 1405 East 15th Avenue and 3071-3047 Maddams Street in Vancouver was acquired by the developer in February 2019.

The redevelopment would replace these properties with a 68-ft-tall, six-storey building with 79 secured market rental homes, with a unit mix of 51 studio and one-bedroom units, 20 two-bedroom units, and eight three- and four-bedroom units.
Building tenants will have access to a rooftop amenity space with a 425-sq-ft indoor amenity room and 1,100-sq-ft outdoor amenity deck, surrounded by a green roof.

A single underground level will provide 24 vehicle parking stalls and 135 bike parking spaces.
The total floor area is 49,000 sq. ft., creating a floor space ratio density of 2.58 times the size of the 19,000-sq-ft lot.
