19-storey tower proposed for Robson Street in Downtown Vancouver's West End

Fresh from recently completing the adjacent Landmark on Robson redevelopment on the former Empire Landmark Hotel site, Asia Standard Americas is moving ahead with plans to redevelop another property immediately to the east.

A new development permit application has been submitted for 1394 Robson St., situated at the southeast corner of the intersection of Robson Street and Broughton Street. The property was previously occupied by the five-storey Robsonstrasse Hotel, which was demolished about eight years ago to make way for redevelopment.

For much of the time since, the vacant site has served as a temporary community garden.

Before the pandemic, Asia Standard Americas initially pursued relatively modest plans for a new six-storey commercial building. That now-cancelled concept included about 15,000 sq. ft. of retail and restaurant space on the lower levels, with offices above.

However, the developer has now returned with substantially more ambitious plans for a 252-ft-tall (77 metres), 19-storey, mixed-use tower.

The development would contain 87 homes, including 72 strata condominiums on the upper levels and 15 social housing units on the lower residential floors above the base podium.

The proposed strata unit mix consists of 11 studios, 22 one-bedroom units, 11 two-bedroom units, 11 two-bedroom-and-den units, and two three-bedroom-and-den units. The social housing component would include three studios, four one-bedroom units, four two-bedroom units, and four three-bedroom-and-den units.

The first two levels facing Robson Street would contain about 10,400 sq. ft. of retail and restaurant space.

Three underground levels would provide 25 vehicle parking stalls, while approximately 150 secure bicycle parking spaces would also be included.

The total building floor area would reach about 65,400 sq. ft., establishing a floor area ratio density of a floor area that is 8.75 times larger than the size of the 8,652 sq. ft. lot.

At the eastern end of the same city block, construction is well underway on the new 28-storey, mixed-use redevelopment of the Listel Hotel at 1300 Robson St., with a new 183-room Listel Hotel under Hyatt’s The Unbound Collection and 133 secured purpose-built market rental homes. It is expected to reach completion and open in 2029.

Just two blocks to the west at the site of 1525-1555 Robson St., GWL Realty Advisors has commenced work on their project of building two mixed-use towers reaching 28 storeys and 29 storeys with 393 secured purpose-built market rental homes and 41,000 sq. ft. of retail/restaurant space, including a 24,400 sq. ft. grocery. The development permit application was approved in Spring 2025, and demolition work on the existing structures began earlier in Summer 2026.
