1,000 homes in three towers approved near SkyTrain's Surrey Central Station

A rather unique development proposal on a site bisected by the elevated guideway of SkyTrain Expo Line will add 1,026 homes to Surrey’s emerging city centre.

On Monday, Surrey City Council approved local developer Thind Properties’ rezoning and development application for 13437 105 Avenue — a rectangular undeveloped site framed by University Drive to the west, 105A Avenue to the north, 134 Street to the east, and 105 Avenue to the south.

The 2.4-acre site is equidistant from Gateway Station to the north and Surrey Central Station to the south, about an eight-minute walk to either station.

The high-density, transit-oriented development, designed by IBI Group, entails three towers — a 479-ft-tall, 45-storey tower, a 403-ft-tall, 39-storey tower, and a 105-ft-tall, 11-storey tower.

This includes 922 condominiums, with a unit mix of 36 studios, 204 one-bedroom units, 383 one-bedroom units with den, 215 two-bedroom units, 40 two-bedroom units with den, and 44 three-bedroom units.

Another 104 units are rental homes, with a mix of 80 studios and 24 one-bedroom units.

Residents will have access to 10,500 sq. ft. of indoor amenity space and 10,000 sq ft of outdoor amenity space. A 1,500-sq-ft daycare will also be provided.

“The proposed building achieves a striking architectural built form, which proposes high quality, contemporary and natural materials, and modern lines. The street interface has been designed to a high quality to achieve a positive urban experience between the proposed building and the public realm,” reads a city staff report.

“The proposal includes significant components of market rental units, which are in demand and desirable in City Centre.”

The city and developer are coordinating the development plans with TransLink for the statutory right-of-way through the property. The project seeks to construct five underground levels for 729 vehicle parking stalls (30% less than the city’s parking minimum), with a portion of this facility constructed below the SkyTrain guideway.

The space under the guideway spanning the block will be turned into a covered open public space with seating, special lighting, and recreational opportunities, including a sport court, fitness equipment, and a children’s play area and climbing structure. There are also corner plazas on the northwest and southeast corners of the site, creating gateways into the site where the guideway enters the block.

The development’s total floor area is 697,000 sq ft, creating a floor area ratio density of eight times the size of the site.
