Wholesale and office building proposed for corner of East 1st Avenue and Clark Drive

Alliance Partners is proposing to redevelop the square-shaped city block at the southwest corner of the intersection of Clark Drive and East 1st Avenue into a new five-storey commercial building.

This False Creek Flats site at 1221 East 2nd Avenue, bordered by East 1st Avenue’s viaduct to the north, is currently occupied by a 1943-built warehouse building.

It is just an eight-minute walk from SkyTrain’s VCC-Clark Station. The proponent acquired the property in June 2019 for $30.5 million.

The application designed by TKA+D Architecture + Design calls for a 71.7-ft-tall, horseshoe-shaped building with wholesale or light industrial on the main and second levels, and general office space on the third to fifth levels.

A single underground level contains 220 vehicle parking stalls.

The total floor area is 197,948 sq ft, creating a floor space ratio density of three times the size of the 1.5-acre lot.
