New detailed renderings of Bentall's newest office tower in downtown Vancouver

New detailed renderings of a new office tower planned for a site next to the Bentall office complex in downtown Vancouver show another high-quality, amenity-rich office project.

Bentall Kennedy, the developer of the original Bentall towers, is behind the project to build a 403-ft-tall, 33-storey office building at 1090 West Pender Street – the southeast corner of the intersection of Thurlow Street and West Pender Street.

The site – directly across the street from the Marriott Pinnacle Hotel – is currently occupied by an 11-storey office building which was built in 1971.

Its replacement would boast over 562,000 sq. ft. of floor area, making it one of the largest office space additions in the city during this office tower boom.

Its office plates will be relatively large, making it suitable for large companies and tech firms. As well, the project will have a high floor space ratio density of 17.5 times the size of its 30,900-sq-ft lot.

There will also be 7,863 sq. ft. of restaurant and retail space on the ground level, and 432 vehicle parking stalls within seven underground levels.

Updated renderings posted on the website of Musson Cattell Mackey Partnership, the project’s architect, show large tenant amenity rooftops on both the podium and tower rooftops, as well as a lush green roof.

“The massing of the building conforms to the heights of the site view cone parameters, celebrates its corner location and resolves the intersection of the two downtown street grids. The three storey podium continues the street massing of Pender Street and provides a receptacle for the singular form of the tower,” reads the architect’s description of the project.

“A canopy element visually holds these two forms together and provides weather protection and a statement of entry. All roofscapes are activated and accessible with two private roof terraces at the top and a larger roof terrace at level four, accessible to all tenants and associated with the building’ s overall amenity space offering. Triple glazing and glass solar shading are the major components of a high quality building envelope. The horizontal external expression recognizes and enhances the differing solar orientations and cardinal ‘gateway’ vistas that provide orientation of the building within the downtown core.”

The rezoning application for the project was submitted in 2013 and approved by City Council in 2015. A development application was submitted in late-2017.
