“This property boasts almost 7000 sq ft of living space and was sold for $4.7M back in 2014, at $180K below its listing price back then,” Mehrbod said. “The new price is not unrealistic given that the average price in Toronto grew by 64% from 2014 to 2020. “Add that to the fact that at such a high price point, with recently announced Non‑Resident Speculation Tax (NRST) 15% tax for foreign buyers, it will be more difficult to find local buyers for luxury homes in Toronto,” Mehrbod said.
