Edmonton’s real estate market is cooling off as the year winds down, with fewer sales, lower average prices, and more inventory compared to a year ago.

According to the latest report from the Realtors Association of Edmonton (RAE), the Greater Edmonton Area (GEA) real estate market reported 1,882 sales in October 2026. That’s 3.5 per cent lower than the previous month, and down 8.3 per cent from October 2025.

There were also 3,264 new listings, down 11.2 per cent month-over-month, but 2.9 per cent higher than this time last year. Overall inventory levels decreased 6.6 per cent from September but sit 15.2 per cent higher than October 2025.

The average selling price across all residential property types fell two per cent from last month to $457,641, which is 0.5 per cent higher than last year.

The MLS Home Price Index (HPI) composite benchmark price in the GEA was $417,200, 9.4 per cent higher than September, and 7.2 per cent year-over-year.

RAE board chair Darlene Reid said activity is tapering off seasonally as sales, new listings and average prices decreased last month.

“Certain property types did have a small rebound in sales and average price, but with higher inventory overall, it’s a fluctuation rather than a trend. We’re likely to see gains stall or reverse as the year comes to a close,” said Reid.

“Sellers seeing declining activity shouldn’t be discouraged, however. This season is when serious buyers are looking, and while they may have plenty of options, the right home can still compete.”

So, as we head into the chillier months, which property types are moving, and which are already slowing down? Here are the stats broken down by property type:
