Edmonton real estate market cools as more homes become available

Edmonton’s real estate market continued to slow in September, with home sales falling from both the previous month and the same time last year as inventory remained high.
According to the latest report from the Realtors Association of Edmonton (RAE), the Greater Edmonton Area (GEA) real estate market reported 1,959 sales in September 2026. That’s 8.8 per cent lower than it was the previous month, and down 10.3 per cent from September 2025.
There were also 3,864 new listings, down 8.8 per cent month-over-month, but 11.3 per cent higher than this time last year. Overall inventory declined 0.1 per cent from August and sits 16.7 per cent higher than September 2025.
The average selling price across all residential property types fell 0.8 per cent from last month to $466,080, which is 2.9 per cent higher than last year.
The MLS Home Price Index (HPI) composite benchmark price in the GEA was $423,100, down 0.9 per cent from August, and 0.3 per cent year-over-year.
“Sales activity has slowed with the arrival of the new school year, and although new listings are up, typical seasonal trends suggest sales will not rebound until after year-end,” said RAE board chair Darlene Reid.
“Average price is still holding onto the gains it has made in 2026, but when considering year-over-year trends, price growth has slowed over the last few years. The rising inventory in our market could soften that growth even further.”

Semi-detached homes

Plenty of new supply was added here, with semi-detached new listings increased 8.1 per cent in September from August and 25.4 per cent from a year earlier. Sales declined 15.5 per cent month-on-month and 10.9 per cent year-on-year. The average price was $412,974, down 2.7 per cent from August and 4.8 per cent from September 2025.
Row/townhomes

Row and townhome prices averaged $298,640, down 2.9 per cent from August and 4.5 per cent from September 2025. New listings were up 5.3 per cent month over month and 12.5 per cent year over year. Sales fell 12.8 per cent from August and 20.1 per cent from a year earlier.
Detached homes

Detached home prices averaged $569,820, down 1.1 per cent from August but up 2.9 per cent from September 2025. New listings increased by 4.5 per cent month over month and 13.6 per cent year over year. Sales declined 6.2 per cent from August and 6.5 per cent from a year earlier.
Apartment condominiums

Apartment condominium sales fell 9.1 per cent in September and 15.4 per cent from a year earlier. New listings declined 11.1 per cent month over month and 5.3 per cent year over year. The average condominium price was $208,672, decreasing 3.1 per cent from last month and 0.6 per cent from September 2025.
