Edmonton's real estate market is cooling and one property type already looks frosty

With summer winding down, Edmonton’s real estate market is entering its seasonal slowdown, but some property types are already feeling the chill.

According to the latest report from the Realtors Association of Edmonton (RAE), the Greater Edmonton Area (GEA) real estate market reported 2,143 sales in August 2026. That’s 15.4 per cent lower than it was the previous month, and down 9.8 per cent from August 2025.

There were also 3,769 new listings, down 8.1 per cent month-over-month, but 3.3 per cent higher than this time last year. Overall inventory declined 1.1 per cent from July and sits 15.1 per cent higher than August 2025.

The average selling price across all residential property types fell 1.1 per cent from last month to $469,602, which is 1.8 per cent higher than last year.

The MLS Home Price Index (HPI) composite benchmark price in the GEA was $426,900, down 0.6 per cent from July, and 0.6 per cent year-over-year.

“A slowdown in activity has continued as autumn approaches, reflecting normal seasonal trends. There are also indicators that a shift in the wider market is taking place. Average prices are not showing significant changes from the previous year, indicating steadiness; meanwhile, inventory is continuing to accrue in our market,” said RAE board chair Darlene Reid.

“Supply is ample, but unless demand keeps up, we are likely to see downward pressure on prices beyond the usual seasonal patterns.”

So, as we head into the chillier months, which property types are moving, and which are already slowing down? Here are the stats broken down by property type:

Semi-detached homes

Semi-detached new listings increased 23.7 per cent in August from July and 2.6 per cent from a year earlier. Sales declined 13.4 per cent month-on-month and 1.2 per cent year-on-year. The average price was $424,322, down 0.3 per cent from July but up 0.8 per cent from August 2025.

Row/townhomes

Row and townhome prices averaged $298,238, up 1.9 per cent from July but down 1.2 per cent from August 2025. New listings were down 19.3 per cent month over month and up 7.2 per cent year over year. Sales fell 14.5 per cent from June and 13.2 per cent from a year earlier.

Detached homes

Detached home prices averaged $575,575, down 1.6 per cent from July but up one per cent from August 2025. New listings fell nine per cent month over month but rose 5.8 per cent year over year. Sales declined 15.7 per cent from July and 8.2 per cent from a year earlier.

Apartment condominiums

Apartment condominium sales were the slowest, falling 16.3 per cent in August and 18.7 per cent from a year earlier. New listings declined 4.3 per cent month over month and 2.8 per cent year over year. The average condominium price was $215,422, increasing 0.7 per cent from last month, but down 1.2 per cent from August 2025.
