Edmonton is a lovely city to call home, and a new ranking has revealed that YEG is one of the top cities in Canada to buy real estate in, too.

MoneySense has released its 2025 edition of where to buy real estate in Canada, and Alberta had a strong showing among the 44 real estate markets in the report.

Edmonton landed in fifth place with 3.44 stars thanks to a 2024 benchmark home price of $391,458 and a five-year growth of 15 per cent.

Last year, the pace of sales growth was particularly notable in Edmonton and Regina, according to Zoocasa, with each market experiencing year-over-year increases of more than 50 per cent in April.

Sales activity slowed in most markets at the beginning of this year, but several western Canadian cities still experienced sales breakthroughs. In January 2025, year-over-year sales surged 25 per cent in Victoria, 12 per cent in Edmonton and four per cent in Winnipeg. In contrast, year-over-year sales dropped nine per cent in Toronto.

Our pals to the south scored even higher, with Calgary coming in second place in the report with a score of 3.69 stars, right behind Fredericton, New Brunswick.

“For the first time in years, MoneySense’s top five includes two regions from Alberta. In Calgary and Edmonton, average home prices have risen steadily over the last five years while remaining well below the national real estate average. This has made them attractive destinations for home buyers, particularly for first-timers and those seeking a long-term investment,” says Lisa Hannam, Editor-in-Chief at MoneySense in a news release.

The report was created by Zoocasa, which analyzed data from real estate boards across Canada. Rankings are based on 2024 data collected in early 2025, and interviews were conducted around the same time.
