Housing inventory has more than doubled in one town near Calgary

If you’re looking for a home outside of the city, Strathmore is seeing a massive surge in listings and inventory.

The Calgary Real Estate Board (CREB) recently released its February 2025 report, and it showed that Strathmore’s housing inventory more than doubled compared to this time last year.

As of February, Strathmore has 97 homes on the market, a whopping 120.5 per cent increase from the same time last year. The town also saw a 96 per cent jump in new listings, with 49 homes added in February.

However, while inventory is up in Strathmore, the total residential benchmark price saw an increase of 1.7 per cent year over year to $437,700.

Looking beyond Starthmore, inventory is up across the board, with each recorded community seeing gains. Cochrane saw the second-largest jump, with inventory rising by 44.9 per cent to 284 homes on the market. High River followed with 47 homes available, a 38.2 per cent increase from this time last year.

As for total residential benchmark prices across the region, Airdrie saw the largest year-over-year drop, dipping by 5.4 per cent to $512,200, followed by Cochrane with a 3.3 per cent decrease to $553,500. 

Canmore held the highest benchmark price in the region at $1,049,400, a 2.3 per cent decrease from last year, while on the other hand, Strathmore recorded the lowest benchmark price at $437,000.
