Detached home prices dipped the most in these Calgary areas

If you’re looking for a detached home in Calgary, some areas of the city are seeing massive year-over-year drops in prices.
The Calgary Real Estate Board (CREB) recently released its February 2026 report, and it revealed which areas of the city saw the biggest benchmark price dips, and four of them saw declines of over five per cent.
Overall, Calgary saw a 3,18 per cent decline in year-over-year detached home benchmark prices to a city total of $734,300. The north east saw the biggest decline, dropping 7.04 per cent to a $572,900.
North Calgary saw the second-largest decline, with a year-over-year drop of 5.83 per cent to $645,700.
West Calgary saw the largest increase in prices, jumping by 1.42 per cent to $973,500, the highest benchmark price among the areas. The City Centre was the only other area to see an increase, seeing a 0.31 per cent increase to $967,800.

East Calgary had the lowest benchmark price at $497,500, a 5.27 per cent decrease from this time last year.
On a month-over-month basis, prices are increasing throughout the city. As a whole, Calgary saw a 1.42 per cent increase from January. The City Centre saw the largest increase at 3.81 per cent.
The only areas to see a month-over-month decrease were the north east and east, which fell by 0.09 per cent and 2.39 per cent, respectively.
Other home types, such as apartments, row-style homes, and semi-detached homes, also saw year-over-year declines in the month of February. Apartments saw the largest decline at 9.27 per cent to a benchmark price of $298,600.
