Housing inventory is rising in a ton of communities near Calgary

If you’re looking to move out of Calgary, several nearby communities are seeing increased inventory levels compared to last year.
The Calgary Real Estate Board (CREB) recently released its April 2026 housing report, and it showed that housing inventory is rising across the Calgary region.
Strathmore recorded the largest increase with inventory jumping 68.8 per cent year-over-year to 118 homes.
The increase in inventory brought the town’s month of supply up to 2.81, a 60.5 per cent increase from this time last year, meaning it would take just under three months to sell all the homes on the market.
Cochrane saw the second-largest increase, with inventory jumping by 30.5 per cent to 321. However, the months of supply only rose slightly, up 1.4 per cent gain to 2.65 months.
Okotoks followed, seeing a 25.5 per cent increase in inventory, with 59 homes on the market. Months of supply rose to 2.95, up 44.4 per cent from last year.

Each area in the Calgary region saw an increase in inventory, but benchmark prices moved in different directions.
Despite the sharp rise in inventory, Strathmore recorded the largest year-over-year gain in benchmark prices, up four per cent to $584,000.

High River saw the second largest increase, rising 2.6 per cent to $585,500.
On the other hand, Airdrie recorded the largest decrease in benchmark prices, down 5.7 per cent to $610,700.
