Detached home prices dropped the most in these Calgary areas

Detached home benchmark prices are dropping all over Calgary, three of them even saw declines of over five per cent.
The Calgary Real Estate Board (CREB) recently released its April 2026 housing report, and it revealed which parts of the city have recorded the biggest benchmark price drops over the past year.
As a whole, Calgary saw a 2.73 per cent decline in year-over-year detached home benchmark prices to $745,400. The north east saw the largest decline, dropping by 8.2 per cent to $565,100.
East Calgary saw the second biggest decline, falling by 7.28 per cent to $487,500, which also made it the least expensive area of the city.
North Calgary followed, recording a year-over-year decline of 5.75 per cent, with the benchmark price falling to $645,400.

On the other hand, West Calgary was the only part of the city to see a year-over-year increase in benchmark prices, jumping 2.28 per cent to $1,007,600, the most expensive area in the city.
On a month-over-month basis, prices have increased across many areas of the city, with the north west leading the way. It saw an almost two per cent increase in detached benchmark home prices, to $795,500, the second most expensive area in the city.
Other home types, such as apartments, row-style homes, and semi-detached homes, also saw year-over-year declines in the month of April. Apartments saw the largest decline at seven per cent to a benchmark price of 422,900.
