Housing inventory is continuing to rise in three spots near Calgary

Homebuyers in Airdrie, Cochrane, and Okotoks are seeing more options on the market as new listings rise, leading to higher inventory levels near Calgary.
According to the Calgary Real Estate Board (CREB)’s October 2025 report, Airdrie saw a record high of new listings for the month of October, pushing total inventory levels up to 535 units, a 45.5 per cent increase compared to last year.

The surge in inventory has increased the city’s months of supply up to 3.93, meaning it would take just under four months to sell all of the homes currently on the market. The growing supply has put downward pressure on prices, with benchmark prices in Airdrie falling by just under five per cent to $520,400.
Cochrane saw a 74.2 per cent increase in inventory levels, with 310 units sitting on the market; however, the number of new listings actually trended downward compared to last month. Months of supply rose by 81.3 per cent, up to 4.25 months.

Cochrane’s benchmark price saw a 2.3 per cent increase from this time last year, now sitting at $585,200.
In October, Okotoks reported 91 new listings on the market, which pushed inventory levels up by 34.3 per cent on a year-over-year basis to 137 units. Months of supply also jumped significantly, rising 79.1 per cent to 3.04.

The benchmark price in Okotoks rose from last month but stayed consistent with the month of October, sitting at $618,600, indicating relative stability in the area.
