Homes in these Calgary neighbourhoods are selling well below asking price

Nearly all Calgary neighbourhoods sold homes for less than their asking price in the final months of 2025, according to a new real estate report.
A new report from the digital real estate platform Wahi revealed that 173 of 175 neighbourhoods with at least five sales in Q4 of 2025 sold for under the asking price, while the other two sold at list price.
The city’s median difference between list and sold price was $13,900. The report says the size of the gap varied depending on the neighbourhood’s location, price point, and housing type, but pricier and more established inner-city neighbourhoods recorded some of the largest gaps.
Wahi ranked neighbourhoods that saw the largest underbidding by comparing the differences between the median list and sold prices recorded in Q4 of 2025.
One of Calgary’s most prestigious neighbourhoods, Upper Mount Royal, led the way in Q4 2025 underbidding, with homes selling for a median of $83,040 below the neighbourhood’s median sold price of $3,060,000.

Elbow Park followed with a median sold price of $1,866,900 and homes going for $60,000 under asking. Hounsfield Heights-Briar Hill came in third with homes going for $55,000 below the asking price of $1,080,000.
Banff Trail recorded a median difference of $34,800 below the median sold price of $865,000, while the Hamptions rounded out the top five, with homes selling for $31,450 less than the median sold price of $791,665.
With so many neighbourhoods selling below the asking price, Wahi says buyers held the upper hand at the end of 2025.
“Calgary buyers had greater room to negotiate at the close of 2025, while sellers adjusted pricing expectations to meet market conditions. The fourth quarter data suggests a market where pricing discipline and realistic listing strategies are playing a larger role in closing deals.”
