Calgary’s housing market is cooling compared to last year

Calgary’s housing market is showing signs of cooling, with both sales and new listings down compared with last year, according to a new housing report.
The Calgary Real Estate Board (CREB) released its August 2026 housing report, and it showed a slowdown in both the number of homes hitting the market and the number of homes being sold.
Across all housing types in Calgary, sales dropped by 16 per cent year-over-year in August, with 1,660 homes sold. Semi-detached homes saw the biggest drop in sales, declining by 18 per cent year-over-year.
Calgary didn’t only see a decline in sales, as new listings also fell in August, with 3,141 new listings recorded across the city — down nearly 10 per cent year-over-year.

However, the CREB notes that homes over $1 million have continued to see gains compared to last year, with most of those sales coming from detached and semi-detached homes
“While sales growth in the upper end of the market was possible thanks to improved supply choice, it also reflects longer-term confidence in our market, as some buyers are not shying away from taking advantage of the available supply,” said Ann-Marie Lurie, chief economist at CREB.
The city’s inventory was also down in August, dropping by 2.3 per cent year-over-year to 6,509 homes on the market. At the same time, months of supply increased by nearly 17 per cent to just under four months.
Calgary’s total residential benchmark price saw a slight decline in August, sitting at $569,000, down one per cent compared to last year.
Apartment-style homes saw the biggest decline, with the benchmark price down eight per cent year-over-year to $295,400. Row homes also saw prices fall nearly five per cent, while semi-detached homes were up nearly one per cent compared with last year.
