Detached home prices have dropped the most in this area of Calgary
If you’re on the hunt for a detached home in Calgary, prices seem to be cooling down, including one spot, which saw a decline of over six per cent year-over-year.
The Calgary Real Estate Board (CREB) released its August 2026 housing report, and it revealed which parts of the city have recorded the biggest drop in benchmark prices over the past year.
As a whole, Calgary saw a 1.09 per cent drop in year-over-year detached home benchmark prices. The northeast led the way, seeing a whopping 6.44 per cent drop, with prices falling to $560,500.
North Calgary saw the second-largest decline, dropping by 3.89 per cent to $647,400. East Calgary followed, seeing a 3.11 per cent drop to $489,500, which also made it the least expensive area in the city.

Only two areas in Calgary saw year-over-year increases in prices. West Calgary saw prices jump by 2.78 per cent to $992,500, and the city centre, which was the most expensive area in the city, had prices go up by 2.24 per cent to $995,700.
On a month-over-month basis, detached home prices have barely moved, only rising by 0.05 per cent across Calgary as a whole.

Other home types, such as apartments and row-style homes, also saw year-over-year declines in the month of August. Apartments saw the largest decline at 8.18 per cent to a benchmark price of $295,400.
Semi-detached homes, on the other hand, saw an increase in benchmark prices, rising by 0.98 per cent to $690,500.
