Calgary housing inventory hits six-year high after January surge

If you’re looking for a home in Calgary, now might be the perfect time to buy, as the city is seeing its highest January housing inventory levels in six years.

The Calgary Real Estate Board (CREB) just released its January 2026 housing report, showing that January inventory levels have not been this high since 2020.

As of January, there were 4,391 homes on the market, a 20.6 per cent increase year-over-year. In December, there were just 3,860 homes on the market.

There was a significant gap between new listings and sales, with Calgary recording 2,785 new listings and just 1,234 sales in January, a 14.8 decrease from last year, which contributed to the rise in inventory.

Inventory increased across all property types compared to last year. Semi-detached homes saw the largest jump at 38 per cent, followed by row-style homes at 33 per cent, detached homes at 21 per cent, and apartments at 11 per cent.

With more supply on the market, the city’s benchmark price fell by 4.7 per cent to $554,400. High-density housing saw the biggest year-over-year decreases in benchmark prices, with apartment prices falling by 7.7 per cent to $301,200, followed by row-style homes, which fell by 5.2 per cent to $420,800.

“Following the typical December slowdown, potential buyers for high-density homes were more hesitant to return to the market in January, as increased supply choice across all aspects of the market has reduced the sense of urgency,” said Ann-Marie Lurie, CREB’s Chief Economist.
