Detached home prices dropped the most in these Calgary areas

A Calgary housing report revealed that every area in the city recorded a decline in detached home prices compared to this time last year.
The Calgary Real Estate Board (CREB) released its January 2026 report, and it showed that detached home benchmark prices have dropped all over the city.
“The January unadjusted benchmark price was $724,000, slightly lower than the previous month and over three per cent lower than last January, as prices trended down over the second half of 2025,” the report says.
North East Calgary recorded the largest drop on a year-over-year basis, with prices dropping by 6.20 per cent, to $573,400. North Calgary posted the next largest decline, with benchmark prices falling by 5.30 per cent to $637,700.
South East Calgary’s prices fell by 4.53 per cent to $684,300, while the south saw a decline of just under four per cent to $698,100.

The north west recorded a decline of 3.23 per cent to $755,100, followed by East Calgary, which saw prices drop by 2.99 per cent to $509,700. East Calgary also recorded the lowest benchmark price in the city.
The city centre recorded a 2.36 per cent price drop to $932,300, making it the second most expensive district in Calgary. West Calgary saw the smallest decline, just 0.34 per cent, with benchmark prices sitting at $958,800, the most expensive area in the city as of January 2026.Â
On a month-over-month basis, West Calgary was the only area to see an increase. It recorded a 2.53 per cent jump in home prices. On the other hand, North West Calgary recorded the largest decrease month-over-month, with prices falling by 1.88 per cent.
Overall, the city as a whole saw a 3.38 per cent drop in benchmark prices year-over-year, down to $724,000.Â
