One spot near Calgary just shattered a January housing record

A town near Calgary kicked off the year with a record-breaking housing milestone, posting the highest number of new listings in January it has ever seen. 

The Calgary Real Estate Board (CREB) released its January 2026 report, and it showed that the surge happened in Cochrane, where 149 homes hit the market last month, marking the busiest January for new listings ever in the town.

On the other hand, it only recorded 54 sales, pushing the sales-to-new-listings ratio down to 36 per cent, which caused inventory levels to increase.

Cochrane currently has 269 homes in inventory, a 72.4 per cent increase from this time last year, keeping its months of supply just under five, meaning it would take around five months to sell all of the homes currently on the market.

“After several months of slightly higher months of supply, prices have trended down on a month-over-month basis for three consecutive months,” the report states.

Cochrane’s total residential benchmark price is down 2.1 per cent year-over-year to $550,800. 

Inventory levels are up across the board in the Calgary area, pushing lots of total residential benchmark prices down in the region.

Airdrie has seen a 16.9 per cent increase in inventory, while benchmark prices have fallen by five per cent year-over-year to $513,900. Okotoks follows the same story, with inventory increasing by 16.2 per cent and benchmark pieces falling by 2.1 per cent to $599,500. 

Overall, Strathmore and High River were the only spots to see an increase in year-over-year benchmark prices, with Strathmore seeing a 1.6 per cent increase to $435,500 and High River’s prices jumping by 0.2 per cent to $485,900.
