This home type is seeing the biggest price declines in Calgary

If you’re looking for a place in Calgary, a new real estate report just showed that one home type is seeing a steady price decline.
The Calgary Real Estate Board (CREB) released its June 2026 housing report, which found that apartment-style homes are seeing the steepest price declines across the city.
In June, the benchmark price for an apartment was $299,000, down nearly nine per cent compared to last year. The CREB says higher inventory and softer demand led to the drop.
While apartment inventory levels were down year-over-year, they are much above average inventory levels for June.
“In June, inventory levels reached 2,076 units, slightly lower than last June’s level but more than 24 per cent above typical inventory levels.”

Sales were down 20 per cent in June, while new listings only saw a nine per cent decrease. Apartment inventory levels also recorded a decline, falling by two per cent with 2,076 units on the market.
Row-style homes saw the second largest declines in prices, falling to $424,100, a 5.5 per cent drop from this time last year.

Prices across all housing types were down, except for semi-detached, which recorded a slight year-over-year increase, rising by 0.2 per cent to $694,600.
Detached homes saw a decline in prices, with the benchmark falling by 1.4 per cent to $750,500. Overall, the total residential price in Calgary was down by 2.1 per cent year-over-year.
