Detached home prices are falling the most in these three spots outside Calgary

If you’re on the hunt for a home outside of Calgary, a new real estate report just showed that several communities near the city are seeing home prices drop.

The Calgary Real Estate Board (CREB) recently released its June 2026 housing report, and it revealed that year-over-year benchmark prices for detached homes are down in multiple communities near Calgary.

Airdrie saw the biggest decline, with benchmark prices falling year-over-year by 4.5 per cent to $608,400. Across all housing types, Airdrie saw a 10 per cent increase in inventory with 538 homes on the market.

Chestermere saw the second largest drop, with detached home prices falling by 4.3 per cent to $774,300. Canmore followed, seeing a 3.6 per cent decline in year-over-year prices to $1,675,800. The mountain town also had the highest detached home price recorded.

Strathmore was the only market to see an increase in detached home prices. Prices rose by 4.4 per cent year-over-year to $578,600.

High River had the cheapest detached home price, with prices sitting at $575,600, a 1.8 per cent drop from this time last year. It also saw a large increase in inventory levels, jumping by 46 per cent year-over-year, with 73 homes on the market.
