Calgary named a fastest-growing metro in North America by 2035

Higher Caps, a social marketplace for real estate, just released its list of the top 10 fastest-growing metros in North America projected through 2035, and Calgary is sitting pretty high.

The 10 cities on the list were rated on four key factors: natural population growth, net migration, AI-related impact, and climate resiliency, each scored out of 10. The scores are then combined to form an overall total of 40, with higher scores indicating stronger projected growth potential over the next decade.

The top 10 fastest-growing cities in North America projected through 2035 are as follows:

  1. Toronto-Waterloo Corridor, Ont., with a score of 34 
  2. Calgary, Alta., with a score of 32
  3. Raleigh-Durham, N.C., with a score of 31 
  4. Edmonton, Alta., with a score of 31
  5. Seattle-Tacoma, Wash., with a score of 30 
  6. Provo-Orem/Utah County, Utah, with a score of 29
  7. Charlotte, N.C., with a score of 27
  8. Austin, Texas, with a score of 26
  9. Dallas-Fort Worth, Texas, with a score of 25
  10. Tampa Bay, Fla., with a score of 21

Calgary secured the second spot on the list with a score of 32. Its natural population growth scored a seven, net migration scored a nine, AI impact scored six, and climate resiliency scored 10 out of 10, being dubbed as a “strong northern climate haven.” 

According to the list, Calgary’s immigration-driven growth, economic diversification, and resilience to climate risks push it into the top tier.

High scores in each of the four factors highlight different strengths in the city. A high score in natural population growth shows a younger population, with more births than deaths. A high score in net migration indicates a strong inflow of residents, both domestic and international, and a high score in climate resiliency means the city is better protected from climate-related risks. 

Calgary’s lowest-scoring factor was AI impact, showing moderate benefits from AI and tech job creation, with some automation-related job risks.

The other Canadian cities on the list were the Toronto-Waterloo Corridor and Edmonton. The Toronto-Waterloo Corridor took first place with scores of five in natural growth, 10 in net migration, 10 in AI impact, and nine in climate resilience.
