Alberta city seeing the second-largest jump in rent prices in Canada

A new national rent report shows that one Alberta city is near the top in Canada for month-over-month rent price increases, only being beaten out by one other spot.
The report from Rentals.ca analyzed rental trends across the country’s major housing markets and found that Red Deer recorded one of the largest monthly jumps in one-bedroom rent prices.
Red Deer saw a 5.2 per cent increase in one-bedroom rents on a month-over-month basis, with the total average price of a one-bedroom unit sitting at $1,282

Lloydminster was the only city to post a larger monthly increase, with rent prices climbing 6.4 per cent to $1,255.

As for Albertaās other major housing markets, Calgary was the most expensive spot with an average one-bedroom rent of $1,531, followed by Edmonton at $1,302, and Red Deer with its one-bedroom rent price of $1,282.
At the other end of the scale, smaller Alberta markets remained the most affordable. While it saw the largest month-over-month increase, Lloydminster, which Rentals.ca says includes listings from both the Alberta and Saskatchewan sides of the city, recorded the lowest average one-bedroom rent at $1,090, followed by Fort McMurray at $1,165, and Medicine Hat at $1,240.
The data shows that rent prices cooled across much of the country. The average asking rent for purpose-built and condominium apartments fell 2.4 per cent year-over-year to $2,035 in February 2026.Ā
Out of all the provinces, Alberta recorded the largest annual decline, down 4.4 per cent to an average total rent price of $1,656, followed by Ontario and British Columbia.
